Cypress Villages - September 7th Update

At this time, ALL requirements for the Cypress Villages Final Subdivision Approval have been completed, except one. That's a huge achievement, and at the same time, the last requirement is huge. It is amazing to know that once Final Subdivision Approval is received, we will have 117 lots for single family and multi-family homes, 8 lots for Commercial buildings, and 2 lots that encompass the existing Heritage Farm. This is the largest unincorporated subdivision in Jefferson County, and CV is ready to supply homesteads for persons moving from Fairfield, retiring here to meditate or re-located career persons needing quality housing.

In order to transfer lots for homes to be built, our remaining hurdle deals with guaranteeing the basic infrastructure of roads and waste treatment. We have three options within the ordinance:

1. Build the Infrastructure, or
2. Post a bond for the building of the Infrastructure, or
3. Escrow a Deposit that guarantees the Infrastructure will be built.

To achieve either of these options, it is necessary to pre-sell the 40 homes or lots we projected this spring. Now is the time. If you've looked for building lots and homes around Fairfield and Maharishi Vedic City, you know what a unique place CV will be. CV has rural quality housing with access via two major paved roads; homes built to meet Iowa Codes for safety and performance, LEED standards for natural Sustainability, and energy systems that provide high quality-on demand power yet may achieve Net-Zero usage; interior roads of concrete; a Meditation Hall within a 5 minute walk from any home; recreation areas, gardens, walking trails and ponds; permaculture landscaping; and a pool.

We've done everything possible to keep costs down. While parts of the original CV vision have evolved/improved, we still do not charge for the land when lots and homes are priced...only the cost of the infrastructure and amenities are pro-rated among each dwelling unit.

You can now buy a lot outright and use the builder of your choice. The design and construction still must meet the CV standards for code, Sustainability, and MSV design.

For the homes that WGI will build, our MSV fees are still at the minimum possible level, and our builder overhead and profit are still at an effective 5% and 7.5% totaling 12.5%. We are offering an option for you to purchase a nationally insured warranty program to provide up to 15 years of security.

We continue to address the quality of life issues of the airport and the surrounding agriculture. We have our second Organic-Transitional crop just harvested (see photo below) and the buffer between the home sites and conventional agriculture is larger than the original designs. Now is an excellent time for you to take the steps to secure a home or homesite at Cypress Villages. Please see these links for the three purchase agreement options:

* one for a Lot and
* one for a Condominium Unit.

By signing your purchase agreement and making a deposit, you are able to be a part of this community at the earliest, most valuable stage, getting the best possible price and asserting your choices much more readily than may occur later. Your deposit is fully secure, and your Purchase Agreement is contingent upon:

a. Your financing, if other than a cash purchase, and then

b. Final Subdivision Approval for Cypress Villages before Dec. 31, 2007.

We still plan to break ground this fall, but we need the Infrastructure package completed. To complete the Infrastructure package, we need Qualified Pre-Sales. We have invested, worked and planned well. Cypress Villages is ready for people! Now if you want to "see something happen", then get your Purchase Agreement to us.
